A good HVAC system is quintessential to comfort and efficiency

New York is the city that never sleeps, and as a result, there are always employees that are serving their customers. In order to perform as well as possible, your employees should not have to come into a workplace without proper HVAC and be miserable for their time inside, and your customers should definitely not be miserable.

If it’s the dead of winter and 0 degrees outside, it creates a feeling of warmth, both emotionally and physically, to walk into your business and feel as if it is the middle of spring. Alternatively, a feeling of relief is created when you step into ice-cold air conditioning after traversing on a sidewalk that could fry an egg. But how can you, as a business owner, facility manager, landlord, etc, ensure this? Here are some tips.

PROPER MAINTENANCE OF YOUR CURRENT VENTILATION SYSTEM

A good ventilation system is worth its weight in gold, but in order to for it to operate at maximum efficiency, it needs to be maintained properly. Air ducts need to be cleaned, as city air can be incredibly dirty. As dirt accumulates, more and more contaminants find their way through the cracks, causing wear on your HVAC system, and rendering it less and less effective over time. Additionally, these contaminants can wreak havoc on the breathing of anyone who comes inside with any sort of breathing issues, making it much harder to properly fulfill their needs.

DON’T LET YOUR HVAC UNIT GET TOO OLD

The average life expectancy for commercial HVAC units is around 10-15 years, with some lasting as long as 20 with proper to perfect maintenance. In order to get the most out of your system, it all goes back to maintenance. However, things just wear out eventually, and consequentially, you should replace your system if it starts showing its age.

HOW TO TELL THAT IT’S TIME FOR A NEW UNIT

So you’ve had your system for a dozen or more years, and you don’t know if it’s time to replace it. Some ways you can tell on your own is if you see your power and gas bill increasing fairly steadily. As they get older, HVAC units tend to become less efficient, costing you more and more money each month, until the amount of money you’re losing to energy bills becomes unsustainable and starts affecting you or your company’s bottom line. Another more obvious way to tell is if it is less responsive to changes of the thermostat, taking longer and longer to heat up and/or cool off.
